Snapshot Of Vacancy Rates In The Eastern Suburbs

Here is a snapshot of the current vacancy rates for all suburbs in the east from Bellevue Hill to Woollahra and all suburbs in between.

When looking at vacancy rate as one of many factors to determine potential market rent you also need to consider the time of year. For example suburbs on the beaches such as Coogee, Bondi Beach, Tamarama, Bronte will always have a very low vacancy rate from October through to March as this is the peak of the rental market for beach side suburbs where the demand increases two to three fold.

Owners of investment properties should be aligned with an agent who is well versed in all rental markets to ensure premium market advice and little tips such as ensuring the end of the lease date falls in line with the peak times of the rental market to minimize vacancy and ensure rents are optimised.
